Private Pool Heating

Guests may heat the swimming pool for an additional fee of $150 per night (three-night minimum). After exploring the red rocks or local wineries, unwind in the jacuzzi or stretch out in the outdoor living areas, perfect for taking in Sedona’s breathtaking sunsets and desert skies.

Ten House Rules - Enjoy Your Stay at Our Sedona Luxury Vacation Home

1. A signed rental agreement is required to confirm your booking.
2. Guests must be 30 years of age or older to reserve this property.
3. Pets are welcome with prior VacayAZ approval; additional fees may apply.
4. Professional photo or video shoots are not permitted without written approval from VacayAZ.
5. Occupancy is limited to the maximum number of guests listed on the reservation.
6. Quiet hours begin at 9 p.m. Any violation may result in loss of the security deposit and removal from the home without refund. Noise meters are on-site to monitor compliance.
7. Please do not tape or attach anything to the walls or ceilings.
8. Guests are responsible for any damages caused during their stay.
9. Items left behind can be returned for a $25 handling fee plus shipping costs. Items must be packaged before they are sent back.
10. The home does not include garage access; however, the driveway offers ample parking space.

Cancellation Policy

• Reservations canceled within 48 hours of booking will receive a full refund.
• After 48 hours, cancellations made up to 7 days before check-in will receive a 50% refund.
• No refunds are issued within 7 days of the check-in date.

Changes to Reservations

• Reservation changes, including reducing nights or adjusting dates, must be made within 48 hours of booking. After that, rescheduling is not permitted.
• Removing nights after the 48-hour window falls under our standard cancellation policy.
• A 50% refund will be issued for removed nights up to 7 days before check-in.
• No refunds will be issued for nights removed within 7 days of check-in.
